Why the corridor grew
Sarjapur Road runs south-east out of Bangalore, linking the Outer Ring Road at Agara to Sarjapur town. Its growth is straightforward to explain: it sits between two of the city's largest technology employment clusters — Whitefield and Electronic City — while being closer to both than either is to the other.
The stretch around Kodathi and Gunjur, where NBR Soul Of The Seasons is located, is roughly at the corridor's midpoint. Wipro's SEZ campus at Kodathi and RGA Tech Park sit within a five-minute drive, which is what makes this section attractive to people who want to live near work rather than commute across the city.
Commute times
Drive times from the Gunjur-Sarjapur Road / Kodathi junction, in typical conditions:
| Destination | Drive time | What is there |
|---|---|---|
| WIPRO SEZ Kodathi & RGA Tech Park | 5 minutes | East Bangalore's nearest large tech employment hub |
| Kasavanahalli & Varthur | 10 minutes | Retail, dining and established residential |
| ITPL Whitefield & Hope Farm | 15 minutes | Global tech park, plus metro connectivity |
| HSR Layout & Electronic City | 20 minutes | Startup district and the southern IT cluster |
Drive times are indicative and vary considerably with peak-hour traffic.
Schools nearby
Three established schools serve the immediate area:
- Ravi Shankar Vidya Mandir
- National Public School
- Chrysalis High
To be completed by Propterra Advisors: nearby hospitals, malls and grocery anchors with their approximate drive times. These are the questions families ask most often after schools, and they are not currently documented on the site.
Infrastructure under way
Two projects will materially change how the corridor connects to the rest of Bangalore. Both are worth understanding accurately, because timelines in Indian metro infrastructure move.
Namma Metro Phase 3A — Hebbal to Sarjapur
A 37 km, 28-station corridor running from Hebbal in the north to Sarjapur in the south-east, passing along Sarjapur Road. The Karnataka State Cabinet approved the line on 6 December 2024. The state has since submitted a revised Detailed Project Report to the central government, bringing the cost to roughly ₹25,485 crore, and geotechnical survey work along the alignment began in early 2026.
Status as of August 2026: awaiting Union Cabinet approval before full construction can begin. It is not yet under construction, and no opening date has been announced.

Peripheral Ring Road
The proposed Peripheral Ring Road would give the south-eastern suburbs a route towards North Bangalore and the airport without crossing the city, and a connection towards Hosur Road and Electronic City that bypasses the Outer Ring Road. The scheme is being pursued on a public-private partnership basis.
Status as of August 2026: planned. Reported delivery targets vary between sources and land acquisition remains the constraint, so treat any specific completion date with caution.
Be sceptical of appreciation figures quoted for this corridor. Published estimates for recent price growth on Sarjapur Road vary widely between sources, and none of them are audited. Ask for actual registered transaction values in the specific micro-market you are buying in.
What to check before you buy here
- RERA registration. Verify any project's number directly on the Karnataka RERA portal rather than taking a brochure's word for it. Soul Of The Seasons is registered under
PRM/KA/RERA/1251/310/PR/190625/007855. - Water source. Much of this corridor is outside the Cauvery piped supply and depends on borewells and tankers. Ask what the project's actual source is.
- Which side of the road. Commute times differ meaningfully depending on where you sit relative to the Wipro SEZ junction during peak hours.
- Density. Homes per acre varies enormously between projects here and determines how the development will feel once fully occupied. Soul Of The Seasons is 594 homes across 9.65 acres, with 88%+ of the site left open.
- Infrastructure timing. Buy on what exists today, and treat the metro as upside rather than as a certainty with a date.
